How it works.
Step 1: Intake
Documents arrive as usual: by email, by scanner (scan-to-email), or by upload. You don't have to change anything.
Step 2: Read
immobrayn reads every document, including scans and photos: amount, date, due date, sender, and further details depending on the document type.
Step 3: Assign
immobrayn identifies the company and property from the address, bank details, name variants, and sender. If it isn't sure, it asks you.
Step 4: File
The document lands in the property file in your Google Drive. Tax-relevant documents are also placed in the folder for your tax advisor.
You get a Google Chat notification when something needs your decision.

You can order with a German VAT ID. Company based outside Germany? Join the waitlist in the order form.
All prices are net prices in euros. This offer is for businesses only; you can only order with a valid German VAT ID (USt-IdNr.). The provider is HyBrayn Ltd., based in Bulgaria. Your invoice is issued without VAT, and as the recipient of the service, you owe the VAT yourself (reverse charge).

You choose the number of companies, billing, and your discount code in the order form.
Term: 12 months from setup. After that, the regular price applies. With yearly billing, the contract renews for 12 months at a time; with monthly billing, for one month at a time. Notice period: one month before the end of the term. More than 4 companies? We'll make you an offer. Additional setup work (e.g., importing old documents) is billed by the hour: €120 per hour. Requirement: Google Workspace with admin access. The German terms are legally binding.

When your files are under control, you can buy more. Next, together with our founding customers, we will develop an acquisition agent and a calculation agent. They will screen new listings, filter them, and run the numbers on the promising ones. That way, you can review significantly more properties without spending more time.

What is immobrayn?
immobrayn is software for real estate investors on Google Workspace. It reads every document that arrives in your inbox, assigns it to the right company and property, and files it in the property file in your Google Drive. Tax-relevant documents are also placed in the folder for your tax advisor. A product of HyBrayn Ltd.
I use Outlook or Microsoft 365. Does that work?
For now, immobrayn works with Google Workspace.
For Microsoft 365 and other email systems, we keep a waitlist. Just choose your system in the form, and we'll get in touch when it's ready.
How does setup work?
After your order, we have a short intro call. Then, using our step-by-step instructions, you create time-limited access for us in your Google Workspace (about 5 minutes) and fill in our template with your companies, properties, and accounts. We take care of the rest. At the end, there's a short call of about 10 minutes, and then you disable our access again. We never need your password.

When does it start?
We set things up in the order we receive orders. By January 31, 2027 at the latest — otherwise, you can withdraw free of charge. The term and payments only start once everything is set up.
What do I need?
Google Workspace (not a personal Gmail account) with admin access, a mailbox where your documents arrive, and a list of your companies and properties.
How long am I committed?
12 months from setup. After that: if you pay yearly, the contract renews for 12 months at a time; if you pay monthly, you can cancel every month from then on. The notice period is one month.
What is an action?
An action is one processed document or one answered question to the assistant. 500 actions per month are included, plus 125 for each additional company. Documents from your existing records that we import during setup don't count. If you need more, turn on usage-based billing in immobrayn: €0.20 net per additional action. Without it, we process new documents at the start of the next month.
Where is my data stored?
Your documents are stored in your own Google Drive.
immobrayn itself runs on servers in Germany.
To read your documents, we use the AI Claude from Anthropic (USA),
safeguarded by EU Standard Contractual Clauses. All details: Data locations (German).
Can't I just do this myself with ChatGPT or Claude?
With a chat AI, you get an answer to one question.
immobrayn is a team member: it works on its own every day, knows your companies and properties, asks you when it's unsure, spots duplicates, and doesn't lose anything.
And we take care of setup, updates, and backups.
Does immobrayn replace my tax advisor?
No. immobrayn has your documents ready for your tax advisor, sorted. Tax advice stays with them.
What happens to my data if I cancel?
Your documents are in your Drive anyway.
You can export the rest of your data (e.g., assignments) for 30 days; after that, we delete it within 30 days.
Why do I need a VAT ID?
immobrayn is offered by HyBrayn Ltd., based in Bulgaria. That's why we invoice under the reverse-charge procedure: your invoice comes without VAT, and you report the VAT yourself. For that, we need your valid German VAT ID (USt-IdNr.). The German Federal Central Tax Office (Bundeszentralamt für Steuern) also issues it to small businesses (Kleinunternehmer) and partnerships (GbR).
Can I order if my company is not based in Germany?
Not yet. For now, we only set up companies with a German VAT ID. Choose your country in the order form to join the waitlist, and we'll get in touch as soon as it's possible for your country too.
